Aries in Henderson: A New 1,100-Acre Community With Homes From the $300s

Henderson keeps growing, and one of the biggest stories this fall is Aries, a brand new master-planned community from PulteGroup that held its grand opening in September.

If you're thinking about buying a home in Henderson, moving up, or just keeping an eye on what's being built in your city, Aries is worth knowing about.

What Is Aries?

Aries is a master-planned community of more than 1,100 acres on the south side of Lake Mead Parkway in east Henderson, about 5 miles northeast of Boulder Highway, according to the Las Vegas Review-Journal.

PulteGroup held the grand opening in September 2026. Five subdivisions are now open for sale, with prices ranging from $300,000 to $500,000, per the builder's news release.

FOX5 reported that the community has 15 actively selling floorplans from 1,285 to 2,727 square feet, and that 24 neighborhoods are planned in total.

A Little History: The Former Three Kids Mine

Aries is built on the former Three Kids Mine site, which produced manganese for the U.S. government between 1917 and 1961, according to the Nevada Division of Environmental Protection.

The site went through a major cleanup before any homes were built. The state estimated cleanup costs at about $257 million, and Henderson's redevelopment director told the Review-Journal that the remediation work has been completed.

What's Planned for Residents

The builder says Aries will include parks with pickleball and sand volleyball courts, splash pads, play areas and BBQ pits. The first completed park, Greenbow Park at Aries, hosted the grand opening event.

PulteGroup's main brand, Pulte Homes, is selling there now. Del Webb, the company's 55-and-over brand, is expected to start selling homes in Aries next year. Pulte also sold lots to other builders, including Richmond American Homes and D.R. Horton, so you can expect more than one builder in the community.

City records show plans for upward of 3,000 homes on and around the former mine site.

What Aries Could Mean for Henderson Real Estate

As a Henderson real estate professional, I always watch how new communities affect the surrounding market.

New construction at this price range gives buyers another option, especially first-time buyers and families who have felt priced out of other parts of Henderson. It also gives current homeowners something to compare against when they're deciding whether to sell, stay, or move up.

Will Aries change values in nearby neighborhoods? That depends on inventory, interest rates, buyer demand and overall market conditions. It's too early to say. But a project of this size is something every Henderson buyer and seller should keep on their radar.

Buying New vs. Buying Resale in Henderson

New construction can mean modern floorplans and builder incentives. Resale homes often come with established landscaping, mature neighborhoods and sometimes more room to negotiate.

Neither is better for everyone. If you're weighing both, it helps to have an agent who can walk you through the contract, the incentives and the real cost of each option. Builders have their own sales agents, and they represent the builder, not you.
